How do I find a new tenant when I'm 1000 miles away?

I have no problem long-distance managing.  But, how do I find a new tenant long distance? Here are a few ideas 

-register as a property manager ( if I register in california is this valid in all 50 states). If I do this, then I can hire out a temp in that area just to show the property? 

-HIre a property management company JUST for tenant placement, then takeover. 

I'd LOVE to hear more!

Hire the property management company for tenant placement. It gets difficult showing the property without boots on the ground. There are shady people out there. I've heard of the lockbox technique but I wouldn't trust them to stroll around my home without an escort. I also want to have someone available on site to ensure a quick and timely screening.
