After speaking to the Assessor and providing him comps, he agree to doing a new inspection due to the fact he realized he had the wrong square footage of my duplex and was comparing it to 1000 square foot larger duplexes.  

@Jordan Vanherwynen  lets put the shoe on the other foot and you own the property and I am the guy that wants to do that .I would like to rent your house , but I am going to put a bunch of college students in it and make some extra money , i am not gonna live there I am just gonna manage it .

Don't try to screw him over but at the same time, don't shoot youself in the foot by bending over backwards and making some crazy deal.

I am in the process of scaling it and slowly working myself out of it - but I am learning a ton by having a foot in the industry and speaking with other investors, realtors, sellers, etc on a daily basis. 

The cost to refinish hard woods in my area is probably $1.50 per square foot all in.

Since it is a single family home and comps may be hard to find, you could use an average $/sqaure foot in the area for 5+ bedrooms?

Or is it a pier and beam foundation with concrete/brick/stone footings (piers) and wood (beam) sitting on top of that?  

This puts me ahead of my competition.I would hit them with direct mail, text messages, cold calls, and voicemail broadcasts aggressively for a month and then let your foot off the gas on month two.
