I tried signing up for cozy on March 13, 2015, with the intent of using it to collect April rent.

The next thing I know, they sent a mail back in March, asking for $1400 fine because I didn't send in the copy of invoice.

We primarily manage in FL, where if we break 50% occupancy on the beachside in Sept we are doing great, but those same stats in March would be abysmal. 

I'd deal with each problem behavior in writing, ie. " Dear problem tenant, my contractors informed me that on Monday, March xx, you did the following per the terms of your lease you are required to ... " Dear problem tenant, the apartment was rented "as is" we no immediate plans to repaint, make aesthetic repairs to the foundation, etc... 

I have a friend who bought a property at the tax auction last March because the owner was back behind by 5 years of unpaid property taxes. 

They are on a rental assistance program that initially covered 100% of their rent but as of March 2023, they became responsible for 25%.

My current house would also cashflow and I bought it in March with 3% down (just can't get the wife to agree to moving the clan every year :D). 

Most of this is from raising rents, but we also have refinanced a few properties back in March to lock in these historically low interest rates for 30 years, which reduced our monthly expenses and raised our DSCR since we took no cash out.Hope this helps.Ken :)
