Construction focus remains within Sacramento's urban core, particularly downtown and surrounding areas, catering to changing renter preferences.

I think @Rod Witmond raised the core source to tension in most owner - property manager relationships - their interests are not aligned.As we grow our portfolio, we are under no illusions of being able to continue to manage it on our own - I have a young son and the whole purpose of the move into real estate was to spend more time with him - and have been looking for a property manager.Most of the ones we've interviewed, in addition to a monthly stipend, make their money on turn (lease-up fees) and repairs (mark-up on labour and materials).  

Not saying you can't find a deal, but it takes a LOT of legwork at a time when there are still lots of compelling options in the SFR and small multii space.

The flood insurance requirement will be lifted for downtown Mount Vernon in a couple of months when the riverbank project is finished, and I believe more business will come to the downtown core.

I get that now there are other advantages like kitchens and full homes and such, but the roots, the core of the business is cheaper rates.   

In some smaller towns you get the old guard that is old school and some of the things they do are overkill.If the area is suburban to urban core I tend to look for lenders that are more easy going but still give good rates and more competitive.  

I agree with @Nabil Suleiman that this would be a hard pass for me right now unless there is a very compelling reason for you to buy it-like it’s the only property in LA that meets your needs (seems unlikely).

It really comes down to which you prefer (Buckeyes or Colts) and who in that market can best help you to form your core 4 of agent, lender, contractor, and property manager.
