the rehab your describing in most markets would be 20 to 30k.. using nice cabinets slab granite .. good fixtures builder grade stainless appliances.. stuff you would do to retail the house.

If this is the only property you'd like to have, then maybe you could also consider if you'd like to manage the property even late into retirement.Secondly, capital expenses will help you replace any appliances or big money items like AC units, water heaters, appliances, etc. in the future.

The buyer's attorney can write the form, and can send them to the seller/ seller agent for the seller to obtain.These are letters from each tenant affirming how much security deposit the landlord is holding, how up to date their rent payments are, and sometimes they define which appliances are the property of the tenant vs the landlord.This protects the new owner from claims after closing that the tenants had security deposits that didn't exist, or that they don't owe back rent, etc.

We've recently decided to start including a price list for items needing repair (not normal wear and tear) or replacement that may be typical during a move out to the extent a vacating tenant does not take care of the issues themselves....lawn/landscaping items, bulb replacement, appliance cleaning, wall repair and repaint, fixture repair, etc.
