First multi-unit property - Critique my plan

I have been thinking about investing into a rental property.

I am currently looking at two properties. They are both fully rented and have a good tenant history. No major work is required on either property.

I have linked two excel documents that outline expenses, rent roll, and everything else.

Please scrutinize my plan!

*The properties are in two different cities*
