Texas landlords / prop mgrs - move out price list questions

We've recently decided to start including a price list for items needing repair (not normal wear and tear) or replacement that may be typical during a move out to the extent a vacating tenant does not take care of the issues themselves....lawn/landscaping items, bulb replacement, appliance cleaning, wall repair and repaint, fixture repair, etc. These would be included as an addendum to our lease and agreed upon as part of the lease. These would be charged against any security deposit. Does anyone have a price list they would be able to share to help me get started? Do you typically include a fixed cost or estimated range of costs but agree to charge actual costs to repair/replace? Are you aware of any specific limitations to including a list or the prices for which you charge? Thank you for your replies and feedback. Steven Berkley Properties
