thanks Jordan for the reply,I know its risky but I figured that at the worst I should break even, and that's at the very worst, and I could still pay off everything and be back at square one.

As @Andrew S. said: "Some landlords will deal with such a situation upfront in their lease and put in a clause that says "the washer is provided as a one-time benefit for the tenant but will not be serviced or replaced if/when it fails".We provided window air conditioners to two tenants in our SFRs, and the leases state that they are a courtesy from the landlord and will not be repaired or replaced.

For instance, I found a foreclosure for $25,000, went out to look at the property and from the outside, I could tell that there were no indications of foundation problems, could use new shingles (but no need for whole roof rebuild), new windows and probably air-conditioning repair(10-15,000).
