Our biggest issue is lack of affordable housing and lack of inventory in general, which of course creates strong demand/ low vacancy and high rent and price appreciation.

I think conversion is low because most people are looking for a weekend stay in July/August, but we have a 7-night minimum stay in July/August, so they bounce off our listing page (just a guess).

Speaking as an immigrant myself, immigrants do not want any eviction record on their credit as they are trying to establish a life here, but I am not sure how to facilitate an eviction process for an international tenant with limited information on hand.
