My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.

A 9 hour window to shut everything down and then threats of legal action starting after that 9 hour window.

I'm set to begin a pretty extensive remodel on my primary residence where we'll be adding a bedroom, bathroom, and re-configuring the kitchen.

If you are far from your window to be able to terminate, you may want to give the large company a shot to see how they do. 

Most of the $200K is attributable to capital expenditures: new parking lot, new kitchens and baths, new electrical and plumbing.

This is a 1,480 sqft house, with 3 bedrooms and 2- 1/2 bath house with hardwood floors, a new(ish) kitchen, and good appliances.  

Means you cannot replace roof, appliances,hot water heater, hvac, bath or kitchen remodel when necessary.

I have remodeled the bedrooms already but am in the process of remodeling the kitchen and living area.
