    @Louisa Seales expenses are low and you shouldn't have any utility costs. Property tax is yearly not monthly. Insurance seems high more in the range of $700-800 per year. Vacancy of 5% is your tenant staying for 20 months. I use 8%. Capex should be 10%. My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc. PM should be 10-12%.
