I've been seriously considering getting a propane heater or logs to supplement the heat pump for the month or two it's really cold here. 

Hello BP, My business is growing and I am in the process of hiring VAs which could help out with cold calling.

I plan to prospect for listing clients via cold calling owners of target properties.

Make sure and take an average of what you think it will be between warm and cold month.

Hot and cold water is backwards, big hole in the wall under the sink , sink not mounted, counter not mounted ect 😐 other than that the house is nearly turnkey

I will give you something to think about that will send a cold shiver up your spine.

@Caleathia Bowman I hate to be the guy to throw cold water on your dreams, but I really think you need to slow down and think this out before quitting your job. 

I've done lots of market research here but couldn't tell you if my market is hot or cold because I'm not sure exactly what defines a hot or cold market.

I think it is a good idea to see where you can cut some expenses but personally I would caution you from getting too extreme (Rice and beans in a cold dark house while you both watch the moths bounce off the flames of the candles for entertainment)  :)One thing about real estate is it is a relationship business.

Do think you have a good point about falling in love with a deal, now matter how cold and logical we all might believe our thinking is, emotional factors often sway us.
