I'm looking at a way to hire and pay cleaners automatically, but give me a chance to fix any problems BEFORE the guest rates the property.If there was an app that contracted cleaners, verified cleaning tasks and asked for guest feedback BEFORE the cleaner was paid to avoid bad ratings, would this be valuable?

This means, gathering all the necessary documentation and submitting the app. 

I personally use an app that mimics the benefits of checks (but takes away the hassle of having to cash them in).

As Lynda above mentioned, Cozy is one, tenant can deposit in your account (but that's also a hassle for tenant), various FinTech Apps like Cash App, Paypal, Apple Pay Cash etc.

One possible solution is to switch to a system that automatically tacks on the late fee for you (so the tenant sees the entire balance of money owed and the piling up of late fees).I use an app called Tellus that lets me turn on or off late fees.

@Ernest Partin Sounds like you might be mixing apples and oranges.The 70% rule is for properties needing rehab. 

I track how many months has the tenant been late on rent (well the app I use for rent collection does it for me) and this way end of year I have a sense of if I should renew with this tenant or not.

Being that I don’t have a degree, and currently employed for Apple Inc. not making too much money how would someone like your self start raising capital?
