Ned Carey is correct that there is no limit to reducing income by expenses; however there is a limit to the amount of "loss" (when expenses are more than income) that the landlord can deduct on their personal income taxes.PAL rules allow for $25k in deductions for those with AGI less than $100k (that might be the married filing jointly number) and the allowed deduction phases out between $100k and $150k AGI.
