Deductable Expences
Is there a limit on the amount of expences a landlord can deduct from taxes per year? Such as replacing things that are coming up due, such as floors, siding, and windows?

Replacement of the items listed there are NOT deductible in the year of replacement, as they are not repairs but improvements, and improvements must be depreciated over time. For example, repairing a window would be something like weatherstripping, replacing a pane of glass, or replacing the lock - but once you replace the whole thing, it is usually an improvement.
