The bar exam doesn't teach many actionable skills when it comes to real estate - though I have understanding of how it works at the foundational legal layer.

I'll leave it with this, I was in Dublin at my hotel bar one night and noticed another American there (you get good at spotting other Americans when you live overseas).  

It's actually the first option given in the Purchase agreement that the MN Bar puts out publicly.Your last point definitely has merit, probably a greater risk of having to give back the deposit.
