The only change/addition to my agreement would be they pay half the water, which they are also ok with.

I've done them with and without kids - so much faster/easier without...Finding a vacant property is only half the battle - finding the owner and seeing if they are interested in selling can be a challenge.

Investors beware: I have been trying to get an Atlanta area contractor to finish a project that was only half completed.
