Potential new investors puzzle

Hey BP community, Long time listener first time caller. I'm posting for three reasons, and I'm hoping somebody here enjoys a good puzzle and wants to help a guy out. 1. Sell an undeveloped parcel of land in Trenton Maine. Very close to Bar harbor and Acadia National Park. Also a few minutes drive to the New Jackson Laboratory facility under construction in Ellsworth. 2. Connect with rehabbing and other investors in my area that could use a skilled carpenter on their team. 3. Connect with someone that wholesales or wants a bird dogs list of properties in the Bangor and Penobscot county area. My long term plan has been to sell the land and use it to acquire a distressed property that I can put sweat equity into. I have over 12 years of building and remodeling experience, and all the major tools to run a carpentry business. Im a good candidate for a Live-in rehab flip. I have minimal bills and responsibilities, just me and my dog. No wife, no kids, and no baby momma drama. 35 with Plenty of skills and ambition, trouble is this Trenton property has yet to sell, so no capitol to work with YET. Wholesaling could be an option to get the ball rolling but I don't know what I'm doing. Thanks to BP and others I'm learning but I have a ways to go before I'm comfortable wholesaling on my own. Finding vacant and distressed properties seems to be the easy part. I've found a bunch of properties in the Bangor area, while looking for a good fix and flip. 24 vacant properties total, I'm interested in only a few. The rest of the list includes vacant multi unit rentals, properties too large for a first time rehab flip, and other good candidates for a fix and hold investor. Question is what do I do with this list of properties? Wholesaling or bird dogging seem like decent options, if I can connect to the right people. Perhaps there are other ways. What would you do if you were me? I'm looking for ideas and options to transition from a self employed carpenter to investing in rehabs or at least working for other forced appreciation style investors. Thanks BP Ryan P.s The land parcel has been listed with a realtor in the past. Its on Uncle Henry's and Craigslist right now as a FSBO. I'm looking for ideas to get this property sold.
