Arranging Property Inspection

All seasoned landlords out there,

I have a situation with one of my rental properties, and hope you can share your thoughts how to handle it.

I have been reading @Brandon Turner's managing rental properties book, and realize that I don't have a "regular property inspection" clause in my lease.  The tenant has been in the property for a year and a half, and I haven't been inside of the property.  I start to wonder the condition of the house now.  Because I don't have the "inspection every 6 months" clause in the current lease, how do I go about arranging one with the tenants, without them suspecting me checking on them?  I will send a my handyman to do it.

Just notify the tenant you need to do some preventive maintenance of the property, such as checking the condition of the HVAC, window seals, electrical outlets, etc.  They cannot deny you entrance to do maintenance if you give the advance notice required by your state's laws.
