Direct Mail Marketing: Feedback on my campaign please!

I am beginning a direct mail campaign and will target absentee owners both in state and out of state (non corporate or trust owned). I have limited to 4 zip codes for multi family only. My final criteria is the property must have been owned for over five years. My list is small and consists of about 350 addresses.

I am taking the following approach:

-Hand written addressed envelope (blue pen). Return address is local address.

-Typed letter:

"Hello _______

My name is Collin Schwartz and I would like to purchase your property at ___________. I will pay fair market value for your property and will provide an offer within a week. 

I am not a real estate agent nor am I represented by an agent.

Please contact me either by email or cell phone.

Thanks and have a great day!

Contact Info_____"

-Half the mailings will include a business card.

Does this seem to be appropriate? I am marketing properties in the midwest. I am also considering hand writing the letters as well for the first mailing.

Any suggestions would be great!

MY gut feeling is if your mailing Multi family owners. this will just look another rookie wholesaler no money piece of mail

folks in my mind that have multi are usually a little more savvy than the PREY that wholesalers deal with as in minority's and older folks in areas.

But maybe you get someone who inherited it and does not know any better.

I can tell you the folks I know that own multi.. they get phone calls.. not letters.... I think sending letters to multi's is a complete waste of time and money.. you want to buy them call them

and have your money lined up.. again folks that own this stuff are just not that gulliable as SFR owners who have maybe bought one or two properties in their life

that's my take on it.. I could be completely wrong.. but 40 years of transacting business I have seen most of the direct mail type things.. and talked to lots of buyers and sellers of all levels.
