Hello Behrooz, Noticed that we live fairly close.

Which I underst but we was living rent free,carnote free that was all in my plans to continue to save to buy rentals.but eventually the rant got the best of me an so on dec 24 we closed on an property that is our home now that we got for 108k the idea of seeing my wife an kids happy was great but I cried down inside of the idea that the 9k I will be spending an year now on mortgage could have been put into the REI account but the family got the best of me.The propety at 15k is now rented for 565$ an month I have tenants an have received 2 rent checks so fair an the feeling is great.

Another point:- I am fairly sure it's NOT true that "insurance for a rental is less than a primary residence", but, quite the opposite.

I am fairly new to real estate as well hopefully we can network and possibly partner on a deal.

I was thinking of maybe a choice of month to month, 6month, 12month but with different price options to get me closer to fair market rent.

I'm fairly young so I'd like to rent out the additional rooms to generate income from rooms that would otherwise be vacant.

Now I had no debt on most of mine so I could do that I don't know if you have a double whammy here and have debt that could back to bite you as well.I also donated my fair share of these to Habitat for Humans.. but they don't just take anything .. they don't want stuff they can't turn aroundBest of luck
