Looking for agent to refer a seller to in Lake Elsinore, CA

I have a previous client who has a house in Lake Elsinore, CA that he currently rents out. The tenant is wanting to buy the house, and he asked me about having an agent draw up a contract and what might be a fair price to do so. I'm in KY, and I know California is a different world than here. Can anybody on here help me help them?
