How to get rid of low income RE in Decatur Illinois

Hi, I own a handful of low income properties in Decatur Illinois. Due to log distance, and a PM that I should have never trusted, these homes have gone downhill and are currently on life support. While most investors want to make money, this one just wants to get out. A few of them are vacant and one was vandalized. I also sometimes have issues with illegal dumping every now and then. Any ideas on how I can off load these properties to someone who can and will be there to take care of them. I am going to attempt to rent to own these properties for normal rent for 2 years, just to eventually get them off the books. Shoot any ideas my way and thanks for the help.

Been thru Decatur many times.  Someone mentioned  donate the property to a charity.   Nice tax write off and the charity prospers.  Just a  suggestion .
