Wholesalers fail one or both of these tests.I am not exclusively a real estate investor; I am also a lender, syndicator, and financier and occasionally flipper, however I don't associate these activities as real estate investing, or owning a real estate investment.I think that experienced real estate people are frustrated by the success gurus have had at convincing people that armed only with the knowledge they gained at the guru's training classes they can earn 6 figures with limited or no invested capital as a real estate wholesaler.  

I've done deals on my own and don't "need" the coaching and I don't participate in the classes or coaching other than listening to some past conference calls occasionally or getting the occasional question answered.  

Economic changes do this occasionally.

When I owned 11 turnkey rentals in 2015, I experienced occasional losses on some of them for the annual basis, but overall, the performance was strong, and I earned good cash flow.

Landlords of only a few properties that do not require more than collecting rent and facilitating occasional repairs are not considered to be in the capacity of a business.

And I do get the occasional organic lead, which is a major achievement in this market.  

I would during the course of the next inspection take a gander for any overt signs of more than an on occasional tenant and if I saw enough (More than some clothes and a toothbrush) I would simply inquire as to if she has added a tenant and inform her of what is required if that person takes up residency.
