@Gabriel A. We have purchased and sold almost 16,000 properties using direct mail offers since 1999. We have also made just about every mistake you can in this effort.

Here's a few suggestions: Don't send post cards or faux hand written letters. Send an offer with a purchase price and a closing date in business format with your signature included and a website reference they can look you up for credibility. Done correctly, this will yield predictable results for the acquisition of SFRs and land. Commercial is a little more complex by very accomplish-able.

When you get comfortable with this approach, go out and get a few wholesale buyers on Craigslist or even better, look up which properties are owned by LLCs in your target area. They will give you the exact parameters for their acquisition criteria like this: "If I had 5 more houses in 85258 at $132 a square foot or less, I could resell them for a ton more very quickly. I just sold two. I have cash" 

So you fill this guys order. And he will badger you for more every week. 

P.S. DataTree (FATCO) is the best source for property data right now, in my opinion. It used to be RealQuest (ListSource), but they don't seem to be keeping up with the times as the others in this forum confirm.
