We found a place that we believe is a good investment based on the location and size of the property.

Its proximity to be located nearby good retail might be a good choice for you and Tenants.  

All should be free and open to the public- I just checked auction.com for times and locations. 

Otherwise my offer will be “X” because I’m going to have to spend “X” to pay someone to turn it back.Then tell them that a 1/1 in their area goes for “X” and that is where your offer came from.Just use “kid gloves” because it’s possible that some sort of disability (i.e. going up/down stairs) led them to chose that location.

I'm located in the Fayetteville NC area, just starting out in RE Investing and S8 is one of the options a local realtor mentioned to me.

A. they have to like you, B. they have to be confident in your ability to perform (buy) which comes from you showing them that you know the market where the property is located, and you understand the property type.

I recently sold a property (in an excellent location) because the market there was extremely hot, rentals were softening due to apartment construction, and there was lots of cap ex looming. 

What about other aspects such as desirability from location on the street, how appealing the entrance or display window is, restaurant vs office space, etc?
