As Arn mentioned about what people offer, first rule of investing is do not even look at the projected returns first.

Even a little bit of staging can have a huge effect. 

If you don’t care about cash flow year 1 you can go down as low as 6% cap rate and still break even.

Hey Abdul, I was looking to do the same for a couple months but found builders to give very rough estimates for completion, sometimes 2 years out, and my wife was worried they’d take even longer.

Even worse, all of the depreciation recapture taxes allocable to the $150K will be recognized and due in the year of sale.

I know there’s a lot of crash pads right now that aren’t even close to full capacity so I imagine it’s a lot of work keeping the beds rented.
