In the course of our meeting schedule we usually have the Mass Housing Court Judge speak to us and make the latest Tenant/Landlord docs available, we also have the Junkyard Dog of Eviction Attorneys give us an overview of the process and a Credit Collection Attorney wraps it up with advice on Judgements and Collection techniques.Basically,If you have all the required Documents available and signed, up front (before giving a Tenant the keys to your unit) and you maintain a professional relationship with that Tenant (not be their best friend) be available (or through a Property Manager) then, I've found, your problems are minimized.

You could offer to do a subject to deal where you get a deed from them and give them some cash and catch the payments up until you can refinance out, you could bird dog the property to another investor for a fee, etc.

You might have more success if you determine who that is and then refine your marketing tactics accordingly.Personally, I wouldn't allow cats or dogs they can destroy rentals, differentiate yourself by trying to provide your tenants with a good experience, without being a push over.
