Having trouble renting my unit

I am looking to rent my unit and want to make sure I'm taking the proper steps to do so.  The monthly rent is market average and I'm willing to drop it more if some times go by.  I've had interest in the condo and had one showing.  However, they had pets and overlooked the description.  I've had it posted on Zillow for about two months but it hasn't been ready to show until about 2 weeks ago.

The steps I'm taking to rent the unit is to post on Craigslist and post on Zillow which uploads to Truilia and Hotpads as well.

Any other steps I can be taking to generate more interest?  

One thought is that make it okay to have one cat. A lot of landlords do not allow pets in my area.  Obviously I would charge a fee for this but could differentiate myself from other rentals in my area.

I just wouldn't permit any pets. Plain and simple, Pets do to much damage and you won't know until WOOPS  and it's a wreck. just try and collect all the damages that are done once tenant has left. There isn't one person with a pet that will tell you the pet isn't perfect.. yet check here on BP and find out how much damage urine, chewing, yard damage, nuisance barking, pets cause let alone injury from bites and attacks. 

As far as marketing.. do multiple posts each a little different,, if it's a 3br could list as 2br with den besides as 3 br. anyway the important part is to list how many people you accept for occupancy.. and keep to that number, or less.

List credit score over 650, income 2.5 times the rent, occupancy (X), deposit $$, utlities are xxx. Parking is XXX 

It's better to have a empty place than rush and put someone in that's a sob story.

YOu could offer Special like 1/2 month free with 12 month term or Just put MOVE in SPECIAL.. and list something some where in body of ad.  Do 1/2 month free with 13 month lease.. you make it work for you, and free month or amount could be prorated over entire term of lease.. that way you don't take as big a hit and renter is paying somewhat less each month it's a good way to offer the discount
