Helping to solve a problem

Good Saturday morning 

I have a potential client who has outgrown their home space wise and the house has outgrown their budget. They are 3 payments late about to make a payment or already has. They aren't opposed to selling wholesale but need to walk away with some finances to help get a new start for the family. I have some areas but wanted to get some input from the experiences people here in this great arena Thanks in advance for your advice.
