Now that I officially know about the mold, I may have to pay about $20K (2 estimates so far) to clean it up, taking it back to the studs in some places, pulling back the baseboards in others, then cleaning with sporicide and doing air scrubbing in order to get an official clean bill of health since i can't rent or sell without that, having officially established that I have mold.

That added scope pricing needs to be separated from the base scope of work.I wish I had a clean, easy answer for you, but this sounds like a bit of a mess.My contracting experience is commercial, and we have a very detailed scope of work which leaves little to interpretation.  

Even the work beneath the work (electrical, insulation, etc) looks really clean.

I imagine with some updating this unit could rent for at least $1400 - with the way current rent trends are going.The back Unit: This unit is in super rough shape and is in need of a good clean and some updating.

I love real estate and have been involved since I was about 10 years old, cleaning homes after they were newly built.  

Secondly, you may want to file a claim because the blood should be cleaned up one of those bio hazard cleaning places.

Kitchen can be a place where stains and spillage happens a lot and you might not want to clean them every now and then.

This statement came after it was completely rehabbed and re-rented.Some of the damage was from the tenants while living there (broken doors, frames, drywall) and some of the damage was due to what appeared to be cat(s) living in the unit unsupervised after the tenants moved out, along with food left throughout the unit with no power for weeks.

New tenant told me she had asthma and I told her that I was having the carpets cleaned along with the entire house before they moved in, which I did.
