Finally making some headway.  Historic Land Use Review process in Portland was PITA, but we settled on a great design and I'm happy with plan.  Four layer roof tear off is a hot mess, literally.

Framing/MEP inspections tomorrow.  High performance insulation/envelope and drywall HERE WE COME!

Hoping to have done in two months.

Ok the flip project in Portland, Oregon is done!  The dust has settled, the money is in the bank, the final analysis is in.  

First I'm just going to show photos of the finished product.  Next post will be all the financial details followed by lessoned learned, the good stuff I did, the bad stuff, and what I would do different.

Converted historic craftsman house in Irvington from 2 bed, 1 bath to 4 bed, 3.5 bath.
