@John Cushing Seems like you're putting a lot of weight on this one meeting. 

Weight all the options and always have a few banks and credit unions you can rely on.  

The only real structure on it is a small shed and a 100 ft long greenhouse.  

Similarly for another rental, the garage foundation is there but the structure was torn down long ago and they just set a shed on it.  

So trying to get hold of the old owner probably isn't too helpful since the judge will likely not give any weight to what he subjectively thought.

Although I'm a big Vanguard proponent for stocks, REI has a lot of weight on the operator and they can make a huge difference in your success, hence I'm not wanting that to be a big deal, just keep it simple.  

Speaking with an insurance broker may also shed some light in your situation.

You can get hard money financing that is asset based, with little weight on credit worthiness.
