Does a house need to have a garage?
Recently, a mentor of mine did a flip in Lakewood and the property didn't have a garage or pad. He had both constructed (2 car), but said he didn't get much out of it as far as ROI is concerned. It seems that most houses in the Cleveland area have some sort of garage and I can only imagine that they sell easier, my question is, does a property need to have one in order to sell quickly? I know that anything can sell for the right price, and having a garage is nice to have, but are buyers willing to purchase a sub 150k property without one? Does anyone have numbers on this? (Percentage of houses that have garages in Cleveland, price difference of identical houses with/without a garage, etc.)

You are going to want a garage if selling in Willowick. Only areas were it's somewhat common to be missing a garage are sub 50k prices.
