As a dog owner I make sure to always do a thorough cleanup if an accident happens in the house in order to avoid the very scenario I just described. 

They had a dog they were not supposed to have.

If you indeed like the area you might groom your resident to be your bird-dog/ project manager if you wanted to continue your growth in the area.

Right what he said or get a direct mail/ marketing campaign going or possibly link up with a bird dog from the REIN group in nashville but it's definitely a networking thing being able to make a offer and close really fast is a plus takes a little work but nashville is crazy competition with little inventory so when you do find a property and purchase it will be a diamond to you and the profits are awesome but try and partner with ppl who are seasoned investors who will help you find your way!
