You asked some hard questions that I have not asked myself when I call myself setting out to become a REI wholesaler I realized just how amateurish that is and the reality is anyone, especially REI newcomers who plan to be successful in closing morally sound deals need to be asking ourselves the hard questions and preparing to deliver greatness to those we serve!

The Agent's #1 goal is to get the listing...so they have a tendency to promise the moon, and deliver a small star...which is what you should be listing it at in the first place.The net result is you are going to be dropping your price a few more times before you get an offer...and that offer will probably be lower than you might have gotten had you listed the correct price from the start.

These people generally have their ears and eyes on the street, so to say, and can find you a diamond in the rough or something that just needs some fresh paint and a new tenant.

@Nick Baldwin In addition to what he correctly said, the supplier Must have served/delivered to you (usually by certified mail) a Notice To Owner form, within 45 days of their First supplying materials, letting you know they were supplying materials on your job.
