Finding a duplex Contractor that accepts financing

Hey all, I'm just starting out and trying to soak up as much knowledge as I can. I'm fresh out of the military and working with my dad building our business. I'm wanting to do REI (mostly rentals) on the side. I'd like to build a duplex in my local area using my VA loan, live in one side until I've got some equity and refi conventional so I can move out and rent out both sides. My issue is that I don't know of any builders/contractors in the area that would build on a piece of land I purchase. Secondly, I don't have much money to put down hence why I want to use my VA loan. My question is how do I find a builder/contractor to build a duplex on my land and is there a better way other than VA to finance with little or no money down?
