Cozy is certainly a popular choice but keep in mind it doesn't have a ton of flexibility.

I don't know the average time on market there, but would bet it's in the 6-12 month range.  

If you expect to use it for another property and pay back the "loan" over a few years, the REFI is probably the better bet.

The reason I felt like I this was a good choice for me (You can comment or direct message me if you think I am wrong or have other ideas for me) was because my down payment was even less expensive that purchasing a house that would need help and the rehab on it.

I bet the concrete is not dense with aggregate, and aggregate is like pebble river rock instead of crushed aggerate.  

If so, consider it.The counter-consideration is this:  IF the market doesn't demand hardwood upstairs, is it likely to punish you for a certain flooring choice?

So it doesn't make sense that a bank has a choice of lending at cap rate or at appraisal value, they're one and the same.Also, a bank would never lend at cap rate anyway.

Talk to the neighbors; I bet they have stories to tell.Whatever you do, you need to do it all fast or you will be stuck in a long battle to remove these folks who more than likely are the scammers. 

Whatever your choice, cleaning, maintaining, and storing your sprayer properly will save you a ton of headache in the long run.
