As for how I found these duplexes was through a wholesaler that I meet at the many meetme real estate clubs that I go too. 

A lot of spammers out there but there seem to be a few deals to be had from wholesalers.

I am curious... what do you do as a "wholesaler"?

My focus now is to start with some wholesales in order to generate some capital, running a business makes me some money but i want to expand further and faster as my gym grows.

If you are selling to someone and this is your first time dealing with them, perhaps talk to other buyers you have more experience with and ask if they would be interested...I'm not a wholesaler, so I don't know how feasible this is.
