Is BP a hot spot for high volume wholesalers?

I am a wholesaler looking to also break into house hacking, brrrr strategy, and eventually fix and flips.I am in west TX areaWhere in Tx are you currently and what strategies do you employ? 

Should I reach out to local agents, wholesaler like New Western?

That’s why the successful wholesalers and flippers I know spend $10,000 and more MONTHLY on marketing.  2.

Because the chances of successfully concluding a wholesale transaction when you lack experience, knowledge and capital are so infinitesimally small that you’d be better off playing the lottery.  

Would anyone happen to have any suggestions on how to find good wholesalers?

I almost exclusively sell bank foreclosures for a large asset management company, and I also do a lot of marketing for wholesale deals.

Does the California government believe that wholesaler activity around the fires would only produce a net-negative?

I am just starting out as a wholesaler I know of 3 properties that are vacant, before I contact the homeowners I would like to have the agreement so when I talk the homeowners in to letting me  sell the contract to an investor I want to have that ready.

I see agents and wholesalers trying to sell properties that are supposedly wholesale, but they sell at retail after it's marked up so much.
