If your lawyer has told you that you're clear to sell, then ask your lawyer to write something to that effect that you can show to a new broker so you can more easily list and sell it.

If you can afford something in your area, and you find a good deal, you should do that. 

I have been a teacher for 20 years and did real estate as a hobbyI realized it was more that just a hobby or a second job or investing   It’s something I loved.
