I rent my STRs to welders, pipe fitters, electricians, inspectors etc year round. 

If a number is a round number or looks to good to be true then you have to dig in and build out your own pro forma for expenses.

There are work a round's that don't provide the same degree of anonymity and if necessary to implement down the road will be costly.

However, I've been looking at my initial investments in states that have a round-robin and state-mandated return (Nebraska, for example).I'd love to pick your brain sometime.
