Need Help Financing a warehouse property

Hey BP Family,

I am looking to purchase a warehouse property in Round Lake, Illinois. The cost of the property is $675,000, and I am willing to put down $200,000.

I will be operating my business out of this warehouse, marking it as my second location. However, my financials for 2022 were not that strong. On the bright side, my financials for 2023 are robust, but I have not yet filed my taxes.

I am currently facing challenges finding a commercial lender who finances warehouse properties in Round Lake. Unfortunately, every banker I've spoken to, upon reviewing my 2022 financials, has backed out.

On a positive note, I have one paid-off warehouse that I can use as collateral.

Please let me know if any of you have suggestions for lenders who might be able to assist me in this situation.
