However, if you aren't putting any contingencies on your offers, just 'as-is, where is' then your seller will likely consider it the same, unless they ask for proof of funds or something.

If it were me, I would ask the girl that paid for a copy of the signed lease between her and the LL, and some kind of proof of payment for that month (March).

I'd serve a new 5 day notice, and but you say they haven't paid rent which seem like it's been awhile... why not just file for eviction action for non payment of rent.. and failure to keep utilities service current. bring proof of utility status to court.
