Stop Bashing People on here
I been seeing alot of people criticize people but yet charge thousands of dollars for help
If someone wants to invest out of state let them! and if you have something to say make sure its positive and not negative. Same with any other niche! to each their own
Some mini gurus out here charging hundreds if not thousands of dollars for a damn 1hr chat to help newbies and put them down on the forums.
I might not be the brightest on the forum but i love learning and reading and love when people help and chime in.

I may be guilty of "bashing" people for investing out of state. I like to think I am playing devil's advocate in pointing out the pitfalls. For years I've read the county foreclosure postings and a lot of foreclosures have been out of state owners of rental properties. And we didn't suffer through the downturn like the rest of the country, but we were dragged down a bit and there were a ton of California owners losing properties. I don't know why because I had renters throughout. I assume it is because they overpaid, pay alot for property management, cannot oversee the property management or cleaning crew, cannot meet prospective tenants, and when the market is soft they have the dirtiest properties on the market often for the highest rent....so the property languishes and with no rents the mortgage cannot be kept current. But I could be wrong. I think out of state investors should be like hedge fund investors...either more experienced or wealthier than the average investor...to be on the safe side.
