First deal blues. How to deal?

So, I am currently browsing properties and constructing agreements for joint ventures for fix and flips. I know that this is the path I want to take, but I can't help but notice the jitters I get when attempting to proceed. 

Question: What did you do to get over the first deal blues? Any golden rules that any of you follow. Any helpful advice would be appreciated!

The proof is in the pudding.

Your numbers won't lie. Find a deal with a large spread, find people that have done deals before, and just go do it. You are your biggest motivator but you are also your biggest inhibitor--choose who you want to be.
