As far as biggest benefit to RE investing another HUGE benefit in my opinion that is just as high up as the ability to leverage is the ability to actually have passive gains in the real world but be able to show a paper loss in the accounting world, again by the use of our friend called depreciation.

In my area, all landlords that would like to participate in the Section 8 program must attend a Landlord Briefing in which they explain the process, expectation and give you tips on selecting a tenant, maybe they have that in your area.Good Luck !

Hey Guys,A smart investor would not attempt to calculate profit on a property based on appreciation, but taking that into account, broadly speaking, would it be a better move to invest in a market which has seen a large drop in prices such as florida/california, would a more linear real estate sale history of some of the more northern states in the US which have only seen small gain/losses be better?
