I got out of the military (9 yrs AD USCG) last spring to pursue my education.

Finally, last year, I made my first dollar in real estate....and now I'm ready to start my journey with a vengeance!  

There is still a lot that can be done while you're preparing: Educate and network

Melodrama aside, I have about $30k (potentially more), and am hoping to learn all that I can about rental properties and fix/flips, in order to make sure that my first deal is both an educational experience and a financial sucess.

These were all reasons I was scared to partner with someone, but have learned from BP partnering with someone smarter than yourself is the best way to further my education.

I can't even describe how excited I am to be going on this journey with the BP community.- Looking to buy- Multifamily homes in - Northern Virignia, Arlington, Fairfax, Washington DC, Silver Spring, Bethesda, Rockville, Hyattsville, Falls Church, DMV, Tysons Corner, Alexandria  - People I'm looking to network with - EVERYONE!

I would absolutely get a couple of experts to look at the foundation and provide some education. 

I've been flipping homes to create capital infusions, but that is only meant to be in service of purchasing more rentals at a faster pace without having to wait for 20% down payments.I know the BRRRR method is another way to accomplish this, but I'm running into a conundrum.Here's my understanding, and I'd love for someone to educate me on how to do this a little more effectively...First, I am thankfully very bankable.

As I learned more about the city, began analyzing properties, and connecting with folks from the area, I knew Dayton was the target market to begin my journey.
