Hello everyone! So excited to have found bigger pockets! I've been a landlord and a buyer for almost 14 years and done everything wrong. Bought a house with a VA 100% finance in an area without researching and had to rent it at a loss for almost a decade before I could finally sell it. Bought a foreclosure that I thought was a great deal, but a terrible realtor resulted in the house sitting for almost a year and breaking even. Bought another house after a job move to a small town because there were no good options and ended up selling it at a loss. Finally, last year, I made my first dollar in real estate....and now I'm ready to start my journey with a vengeance!

I'm looking at buy and hold for long term financial freedom.  Want to start small with some income producing homes and eventually grow into large multifamily.  I also have a 401k that I want to move into a self-managed account and potentially do some hard money loans with it.  

I have learned so much in the last few months spending hours on the podcasts!  Tomorrow I have four hours of driving and I'm excited already to be educated by some great people on my passion!
