Longtime study of BP taking plunge into BRRR(R)s! & (maybe flips)

Hello again, y'all,

My name is AJ Sibley. I'm a senior at Princeton University, and I'm passionate about financial independence through real estate, and about paying forward to others, the many blessings that I enjoy. While I first found BP a few years ago (and have listened to every podcast episode), I am only now able to truly participate. Long story, short: I developed a seemingly untreatable eye disease that precluded me from looking at any screens for the past 3 years. 

By God's grace, last month, Doctor #14 figured out what was wrong, and I am now on a treatment plan. And so, I return to BP, on my quest to gain the skills I need to attain financial independence!

Melodrama aside, I have about $30k (potentially more), and am hoping to learn all that I can about rental properties and fix/flips, in order to make sure that my first deal is both an educational experience and a financial sucess. Shooting for purchasing in August.

VALUE-ADD: I am motivated and capable, and have experience property managing in a working class, urban environment. I can bring value to your business by: answering leads from advertising; showcasing properties and handling tenants' issues; sweeping/cleaning; or even (immaculately) handwriting direct mail letters... And more!

I am currently located in the DC metro area (Vienna - Fairfax), though I am able to quickly relocate to Jackson, MS; Nashville, TN; Princeton /  Hamilton, NJ; or Hampton / Newport News, Virginia. 

Even if I am not in your market, I can work remotely, and would sincerely appreciate any advice as it relates to partnerships, analyzing markets, or the technicalities of using a LLC and of FHA 203(k) loans.
